I got a phone call today from a young lady who told me that her brother had a house that he needed to sell. Their mom and dad had lived in the house, and unfortunately they had both passed away. Tom, the brother, had inherited the house and had tried to make a go at it, but unfortunately he just wasn’t able to keep up with repairs. It had a major roof leak that was causing a lot of problems. The yard was severely overgrown, and they couldn’t take care of the pool. So it was time for them to sell. She called and said, “Please buy my brother’s house.” He was obviously having serious problems keeping up with it. He’d been through foreclosure. He’d filed bankruptcy to stop the foreclosure, and then couldn’t make his bankruptcy payments and went back into foreclosure. He needed to close by certain date. We were able to do that. We put together a whole program for him and it looks like we’ll be all set so that he can move out of the property, even after closing.
These houses a lot of time need lots of updating and have severe maintenance problems. Like, bad roofs.
